Kingston Approves New Mixed-Use Development on Broadway

The Kingston Planning Board has approved a new mixed-use development at 615 Broadway, a site that has been vacant since the King's Inn was demolished in 2011. The project, led by Baxter Development, will feature 70 residential units and ground-floor retail space. This approval marks a significant step in Mayor Steven T. Noble's initiative to approve 1,000 housing units by 2030. Since last year, the city has approved nearly 140 housing units.

The development will include approximately 20% affordable housing units, with the rest designated as workforce housing for individuals and families earning 80-120% of the area median income. The project also features a publicly accessible courtyard inspired by local artist Pauline Oliveros’ Deep Listening Plaza.

Mayor Noble expressed his excitement about the development, stating, "I am so pleased that this project, located in a prime space in the heart of Midtown Kingston, is moving forward." He highlighted the community engagement and feedback that helped shape the plans.

The approval follows a rigorous process, including an RFP issued by the city in 2022. Baxter Development, known for its extensive experience in housing and commercial projects throughout the Hudson Valley, was selected as the development partner.

The project aligns with Kingston's new form-based zoning code, aiming to enhance economic activity and community vitality in the Midtown Arts District. As construction plans are finalized, further updates will be provided to the community.
