Poughkeepsie Developer Plans Main Street Apartments

Developers are planning a new mixed-use project called Windows on Main Housing at 488 Main Street in Poughkeepsie. The proposed development will include 81 mixed-income apartments and 51,000 square feet of commercial space. The project, if approved, will be built on a 1.76-acre property purchased in 2023 for $1.675 million.

The development has already secured $700,000 from the Dutchess County Housing Trust Fund. The City of Poughkeepsie has also included it as one of 16 projects submitted for $1.45 million in funding through the Downtown Revitalization Initiative. The plan includes 20 studio units, 42 one-bedroom units, and 15 two-bedroom units. Initial construction will involve demolishing an existing laundromat and storage space, with plans for the laundromat to return after construction.

The developers have proposed 37 parking spaces, while the zoning code may require up to 117 spaces depending on commercial use. They are conducting a parking analysis to justify a variance, which will be submitted to the Zoning Board of Appeals.

According to Mid Hudson News, the project is part of a larger revitalization strategy for Poughkeepsie's Main Street corridor. Mayor Yvonne Flowers has outlined plans for improving housing, infrastructure, and public spaces to enhance the city's economy and quality of life.

The city's revitalization efforts include infrastructure upgrades and the establishment of the Downtown Poughkeepsie Business Improvement District. These initiatives aim to create a dynamic and successful riverfront community.
